How much will it cost ?

The price you pay for the land has a number of variables including location, local land prices and number of buyers in a particular area.  As a very rough guide an allotment may cost £750, 1 acre £6,000, 5 acres£25,000.

Who owns the freehold ?

Once you have bought the land you own the freehold.  The land is yours and your children's and your children's children

Are there on-going charges ?

Usually no.  There are occasionally charges for the upkeep of access paths.  Water will also be charged either as a percentage of use or via meter

Where can I buy ?

There are no restrictions.  As soon as sufficient numbers of buyers make themselves known within a particular area then we will move things forward

How does it work ?

Land owners with land for sale register on our web site.  People who wish to buy land also register with us.  Once we have sufficient buyers in a particular area we arrange the purchase of  the land.  We then mark out the land into the required plot sizes and change the title deeds from the entire site to the individual landowners.  By linking many buyers together we have economies of scale.

When do I pay ? the process of buying

• We find land through a network of local agents
• We check our customer database for matches
• We plan the division of the land into plots
• We send the selected customers the details of their proposed plots
• Then we request a 50% deposit. This money goes into a solicitor managed escrow account which we can’t access
• The land is then allocated on a first come first served basis.
• We process the planning application, there is no additional charge for this
• We incur various Legal fees at this stage , these aren’t passed on to you
• Approximately ten weeks later, we finally purchase the land.
• If there are any problems regarding planning or purchase up to this point then a full refund is given.
• We then get a Surveyor to mark out the land
• New title deeds are produced for each buyer  
• The balance of payment is then requested from each buyer
• Upon receipt of the final 50%, Deeds are issued to all buyers.  
• From this point the land belongs to you.

Do I need planning permission

The land is registered as agricultural land.  You may need planning permission for any change of use or erection of any buildings.  This will be the responsibility of the new owners. (contact the appropriate planning department)
